Investigation

Investigation includes observing a building’s existing structural condition and type through on-site visual observation, providing recommendations for destructive probing or non-destructive testing as appropriate, reporting on findings including photographs and drawings as appropriate, and researching historic documents as required by unique conditions.

Existing Condition Analysis

Existing Condition Analysis includes analyzing building structure as it was designed, as it has been modified, and in its current condition if damaged to check for life-safety problems, code-compliance, and expected longevity.

Feasibility Analysis

Feasibility Analysis includes reviewing proposed alterations and repairs for their effect on and interaction with the existing structure of the building. We perform schematic structural analysis, review constructability and applicable codes, and provide sketches of new and existing structure.

Context Review

Context Review includes a description of the major structural and enclosure systems of the building, comparing the building to similar buildings and structural types of its era, comparing the building to current codes and those in effect at the time of construction, and reviewing the known strengths and weaknesses of the identified type.

Design

Design includes analysis and design of new and altered building structure, analysis and design of repairs to existing structure, creation of drawings and specifications, and creation of sequencing and logistics recommendations for work that may be unfamiliar to contractors or where sequencing is crucial to structural stability during the work.

Construction Administration

Construction Administration includes reviewing submittals by contractors, reviewing unexpected conditions found during the work, visiting the site to review progress of the work, coordination with the contractor and owner on phasing and logistics, and reviewing the effect of the work on historic materials to remain.
